Course Description

The annual compliance check-up is smart reset for anyone working in occupancy, compliance, resident services, or property operations. The session provides a focused update on regulatory and enforcement changes to fair housing law heading into 2026, including federal agency guidance, state-level developments, and recent court decisions. It also addresses emerging trends and operational problem areas specific to senior living, such as handling assistance animal requests, screening and eligibility practices, accessibility modifications, marketing language, and interactions with residents and families.

Participants will review real-world pitfalls and solutions that independent living, assisted living, life plan communities, and affordable housing provider encounter, with strategies for navigating them while minimizing legal exposure. You’ll walk away with practical steps to tighten documentation, communicate policy changes, avoid inconsistent decisions, and reduce liability across your organization. Whether you’re maintaining a credential or staying ahead of risk, this refresher delivers timely guidance, renewed clarity around high-risk situations, and actionable steps to stay compliant and confident in your role.

This course fulfills the annual refresher requirement for Fair Housing Specialist certification.
